New security measures

Dear Residents,

Security Measures

 

We are pleased to inform that a new team of in-house personnel headed by Mr. Ong Kah Meng has taken over the task of overseeing security services within the Condominium from the 1st February 2010. As the change was made with the objective of improving or enhancing the security for the Condo and yet with cost saving, we hope the residents would cooperate with the staff on the ground regarding the measures of tightening the security amidst some sacrifice on the part of convenience. Please take note of the following measures:-



  1. Pedestrian residents are to enter or exit the gatepost using resident card reader. This is a temporally measure as we are looking into creating a card controlled pedestrian lane to the left of exit lane.

 

  1. Resident vehicles entering the gatepost must display car stickers. Vehicles without car sticker issued by the Management will not be allowed entry. This measure will strictly be enforced from the 13th March 2010.

 

  1. Resident lane will be closed to traffics after 12.00am midnight and all traffics are to use Visitor lane.

 

  1. All visitors entering the gatepost must deposit identification documents such as I/C, driving license or passport. Residents may have to fetch their guests up the lifts after 12.00am midnight as the lift attendants may be on patrolling rounds.

 

  1. Visitor parking is strictly allowed on visitor parking bays only. Visitors are allowed to park up to 24 hours per visit. For parking continuously longer than 24 hours the resident concerned may apply to the Management for the visitor subject to availability of space.

Vandal caught

Dear Residents,

Act of Vandalism

_____________________________________________________________

We wish to inform that the culprit who drew graffiti on the walls in Blocks 2 and 3 has been arrested by the police. He is a foreign student whose friend is staying in Block 2 but he is a non- resident and came in as a visitor to vandalize. Fortunately a civic conscious resident tipped the Management on the get-away car number that provided the lead for the police to nail him. Thanks to this Samaritan!!!

Under Section 426 0f the Penal Code, anyone who commits mischief shall be punished with imprisonment for a term which may extend to three months or with a fine, or with both. The term of imprisonment may extend up to two (2) years if the damage equal or more than RM 25. We hope this penalty would deter such anti-social behavior.

Also , residents are be warned that you are responsible for any act of vandalism committed by your guest (s), servant (s) or agent(s) as well in accordance to our By-Law Section 12.7.

We hope the above incident serves to highlight our abhorrence of the act of vandalism within PPC.

Change Of Security Service

Dear Residents,

Change Of Security Service

________________________________________________________________

In order to improve on the security services for the Condominium, the Management Council has decided to terminate the service of the present Security Company and revert to use in-house system by which we employ the security guards directly to provide the services.

For a start the number of guards would be reduced from the present 10 to 8 per shift and so the static block guards would be dispensed with by rotating guards. This means that a rotating guard would patrol Blocks 1& 2, another for Block 3 & common facilities and yet another for Blocks 4 & 5 instead of the present 1 block guard each for each block. The proposed rotating system would enhance security in that the guard would cover a wider area or more areas with mobility. However the setback would be some inconvenience for the residents/ visitors as they have to wait some 10 minutes for the arrival of the guard to flash them up the lift.

On balance, the above measure is beneficial in that we get better security services with reduced cost. This measure/ change would take effect from 8.00 am.  1st February, 2010.

Visitors/contractor/non-resident owner please proceed to ground floor to register with the guard to access the lifts.

Payment of Maintenance and Service Charge

Payment of Maintenance /Service/ Charge

Kindly notice that By-laws 6.10 states that:

“The Maintenance/Service Charge shall be due and payable on the first day of the period for which the Maintenance/Service Charge was made. Any Maintenance/Service Charge not paid within two (2) weeks from the date when it is due shall bear interest at a rate fixed by the Corporation as the case may be from the due date until actual payment. Any Maintenance/Service Charge not paid within six (6) weeks from the due date the Corporation shall have the right to disconnect, cut off or suspend the supply of water to the said Parcel without further notice.’

To avoid any inconvenience of water supply disconnection, please settle the payment due promptly.

Multiple resident cards

Dear Resident,

Resident Card cum Lift Access Card For Multiple Units Owner /Residents



The above matter refers.

 

Please take note that By-Laws 11.19&11.20 provide for a Resident Card to be issued to all resident owners /lessees for security measure. For multiple units resident owners/ lessees, their cards will be programmed to access their multiple/different units for their convenience. This means that multiple units resident owners/ lessees would not be issued with multiple cards under the same person. This measure would take effect fourteen (14) days from the date hereof and multiple cards holders are required to inform the Management Office regarding which Card they choose to retain. If multiple cards holders failed to inform as required above, the Management would take the liberty to deactivate all other multiple cards other than the first card issued to the resident owners/ lessees and program into their first cards for multiple lift access.

Dual entrance procedures

Kindly find the above new dual entrance for the residents in PPC. Please take note of the lane provided and enter the correct lane.

Residents Lane

- This lane is ONLY for Vehicles with Valid Car Sticker

- The Car Sticker is to be paste on THE LOWER RIGHT CORNER OF THE WINDSCREEN

Visitors/Contractors Lane

- This lane is for vehicles without Valid Car Sticker

- The driver and Passenger in the vehicle MUST register prior entry

- The approved visit/work will be given vehicle pass. Failure to display the vehicle pass resulting to vehicle being clamped

- Any other procedures implemented by the security.

Exit Lane

- All vehicles exit from this lane

- The vehicles MAY be stopped for inspection if when necessary

IMPORTANT NOTES

- PLEASE BE INFORMED THAT THE BARRIER GATE IS AN AUTOMATED GATE. ONLY ONE VEHICLE SHOULD PASS THROUGH AT ONE TIME. THE BARRIER GATE WILL DROP AND TO BE LIFTED AGAIN BY THE GUARDS FOR SUBSEQUENT VEHICLES

- THE MANAGEMENT WILL NOT BE LAIBLE IF THE VEHICLE IS DAMAGE BY THE BARRIER GATE IF THE SUBSEQUENT VEHICLES DID NOT STOP FOR THE GUARD TO RE-LIFT THE GATE

- THE ABOVE PROCEDURES IS THE BASIC PROCEDURES AND THE GUARD MAY IMPLEMENT EXTRA PROCEDURES AND TO BE ADHERED ACCORDINGLY.
